Caudecus Manor Exploit (do it in explo mode in 8 minute ! )

I just found an exploit while doing the quest 2 of the Caudecus manor. Just take the quest 2 and then come back to the spawn point, go to north until entering in a house, go upstair, go on the wall (by the window) and go to the closed-door (the one we normaly need to destroy with explosives) and go behind the door. You will just need to destroy 3 canons, 5 "silvers" guards, then u got a chest, kill the boss, and get the 15 token

I've got a few questions, sorry I've never done this dungeon before...

Can you keep repeating this? Like reset the dungeon after quest 2 and enter again.

How long does it take to finish the 1st quest?

Beated crazy martha, no chest or anything, then dead end. Not sure im doing it right

Yes, i only get the chest before the boss, no chest after. But yoi get the end of mission token and xp (i dont remember about money). Its principaly for token that could be used.
I'll send a screen tonight when i'll be on my computer
